2023 And Me. (And You)

Hello, Timberfield Neighbors, and Happy 2023! We’re looking forward to another lovely year in our nice neighborhood. Please read on so that we can keep this a great place to live for all of our residents.

HOA Fees:

The annual fees are $310.00/lot, and those who are pond owners pay an extra fee for the maintenance of the ponds. Invoices are mailed in February and August; fees are expected to be paid by the indicated due dates, which are March 30th and September 30th. Those who wish to pay the entire amount in March may do so, but please keep in mind that prompt payment is appreciated, as it takes the burden off of our board members to cover vital expenses.

NEW: Starting in 2023, you can pay your HOA fees online at timberfield.net. 

Subdivision Website:

Thanks to Daniel Herndon, our website is in the process of being updated. There you will find access to previous newsletters, board member contacts, and covenants. If you need to see a password-protected page, please contact us for access.

The Board would like to ask for updated email addresses for our owners. Having every household’s email address can be an easier, faster, and paper-saving way for us to communicate any happenings in the neighborhood. We would really appreciate the paper decrease, the cost of which comes out of HOA fees.

Street/Security Lights:

Please note that any security light outages should be reported directly to AES Indiana. A repair request can easily be submitted at: aesindiana.com. You will need to provide the pole number and the closest street address when you initiate a request.

Replacement Mailboxes:

All mailboxes and posts are to be uniform in appearance and style. Both small and medium size mailboxes are permissible. Some owners have mailboxes with rusty doors, or the boxes are discolored. Additionally, some posts have not been painted or deviate from the mailbox color. For a replacement mailbox or paint for the post, please contact Otto’s Streetscapes in Greenwood and let them know the mailbox is for Timberfield, so the appropriate shade of beige is ordered. Otto’s phone number is 317-882-8933. 

Also, Otto suggests putting car wax on the mailbox a few times a year to protect it from the weather and keep it from looking weathered. If your post is getting beat up from string trimmers, a protective sleeve can be purchased. A suggestion is to visit: www.postshields.com 

ACC Approval:

Please remember that the construction of a structure of any kind, including additions or alterations, cannot be initiated with approval from the Architectural Control Committee. The ACC will review proposals so that Timberfield has attractive improvements in appropriate locations while preventing haphazard development, which may not be harmonious with other improvements.

These items typically include swimming pools, fences, decks, patios, walkways, basketball goals, and decorative walls. The plans, specifications, and locations must be submitted and approved by the ACC. The contact person for the ACC is currently Matt Reidenbach, mjreidenbach@sbcglobal.net The ACC form is also on the website. Please note that some construction projects may also require the approval of the City of Indianapolis. This approval is in addition to ACC approval and is not in lieu of ACC approval.

Speed Limit:

There is no posted speed limit, but let’s all try to be mindful of the kids, bicycles, and folks walking dogs around Timberfield. Suggested 25 mph. Please remind any new young drivers about this.

Ponds:

For those who may not realize, both ponds located in Timberfield are privately owned by the 12 surrounding residents (8 on the south pond & 4 on the north pond). We ask that all residents respect the ownership and seek permission before walking onto another person’s property or fishing. The lake lot owners are responsible for the annual upkeep, maintenance, and repair of the property. Also, we ask that pond owners not dispose of grass clippings, debris or other items in the ponds. 

Won’t You Be a Good Neighbor:

Let’s all remember that what we do or don’t do impacts our neighborhood, and we want Timberfield to look it’s very best.  Our covenants indicated that all owners shall maintain their lots and improvements in a manner that prevents it from being unsightly. 

  • Holiday/celebratory lights and décor are not to be left up year around. Store away within a reasonable time.
  • Yard treatment placards, contractor, event, and political signs must be removed within a reasonable amount of time. 
  • If there is a storm drain in front of your house, it would be helpful to check that the grates are not full of debris.
  • If mulch, stone, or topsoil is dumped in the street for a project at your residence, please sweep up the remaining debris to prevent it from washing down the storm drains and eventually into the retention ponds.
  • Shrubs or decorative grass that protrude onto the sidewalk should be cut back. Sidewalks should also be free of low-hanging tree branches. 
  • A healthy and well-maintained yard adds to the overall appeal of our subdivision. Bare spots and cutting grass too short encourage weed growth. 
  • Trim around street signs, utility boxes, street lights, foundations & fences.
  • Remove weeds, leaves, and dead shrubs in foundation plantings and around mailbox posts.
  • Often times trash blows out of the bins on collection day. Let’s all take a minute to pick up those stray items for the good of our neighborhood. 
  • No Semi-trucks, trailers, boats, or recreational vehicles shall be permitted to keep on lots unless they are entirely within a garage. The parking of a camper or recreational vehicle for the limited purposes of loading and unloading is acceptable and cannot exceed 72 hours.

Marion County Ordinances:

Please be aware that Marion County has ordinances that cover such things as picking up after your dog, fireworks, and noise. We ask that everyone be respectful and considerate of their neighbors. It is your responsibility to be mindful of these rules.

Fireworks: In Marion County, it is 5:00 pm to 2 hours after sunset from June 28 to July 3 and July 5 to July 9. On July 4th, it is 10:00 am to midnight, and 10:00 am on December 31 to 1:00 am on January 1. Indiana law limits setting off fireworks to your own property or the property of someone who has approved the firework on their property. Subdivision streets should not be used. Please remember to pick up any debris. 

Noise: The operation of any such machine or device that produces sound plainly audible from any place other than the property on which the sound source is located between the hours of 10:00 pm and 7:00 am or from a distance greater than 75 feet from the sound source of the device is considered to be in violation of the Marion County Ordinance.

Dogs: Please remember to take a bag and pick it up after your 4-legged friend. Dog feces left on the sidewalk, neighbor’s yard, or common area along Shelbyville Road is not appropriate.

Trash Collection:

As a refresher, please visit the city’s website (indy.gov) for info on the DPW’s Trash Services provided by Republic. Boxes need to be broken down, and items in the trash bin need to be bagged. Large tree limbs and other bulky items need to be bundled/tied or bagged. Please keep this in mind before putting items out on the curb for collection on Fridays. If an item is not collected, please do not let it remain at the curb. There is also a sliding schedule for weeks with holidays or inclement weather (for info: republicservices.com or indy.gov). Trash bins should not be stored in a location visible from the street.
