ACC Construction Approval:

Projects around the house seem never ending. During your planning process, please don’t forget that the construction of a structure of any kind, including additions or alterations cannot be initiated with approval from the Architectural Control Committee. The ACC will review proposals so that Timberfield has attractive improvements on appropriate locations while preventing haphazard development which may not be harmonious with other improvements.

These items typically include: swimming pools, fences, decks, patios, and walls. The plans, specifications, and locations must be submitted and approved by the ACC. The contact person for the ACC is Scott Henderson (shenderson0913@att.net). The ACC form is also on the website.

Please note that some construction projects may also require approval of the City of Indianapolis. This approval is in addition to ACC approval in not in lieu of ACC approval.

Property Maintenance:

Once again, we would like to remind everyone to do their part to make our neighborhood look its best by keeping your yard maintained. While most of the lots in Timberfield are well kept, there are a few that need some care.

Note that no weeds, underbrush or other unsightly growths are permitted to grow or remain on lots and no refuse pile or unsightly objects shall be allowed to be placed or remain anywhere.
Grass allowed to grow to a height in excess of six (6) is deemed unsightly.

If there is a light pole, street sign, or fire hydrant in your yard or easement, it is expected that owners trim around it. Additionally, please trim around your mailbox post, trees, and any fence.
Shrubbery and landscaping shall be trimmed and maintained. Shrubs or bushes that have died should be replaced with items of reasonable size.
If tree limbs, shrubs or decorative grass protrude onto the sidewalk, it should be cut back.
All yards should have at least one (1) tree.
Holiday/celebratory lights and décor are not to be left up year around.
Missing or rotting house trim shall be replaced. Gutters and downspouts shall be maintained appropriately.

Attention Dog Walkers:

Surprisingly, it continues to be an issue with residents not cleaning up after their dogs even though Marion County as an ordinance regarding the removal of animal feces. Please remember to be respectful of your neighbors when walking your dog; carry a bag, pick up after your 4-legged friend and dispose of the waste appropriately. Please remind your children to pick up after the dog as well and be sure that dogs are on a leash.

Speed Limit:

Though there is no posted speed limit, let’s all try to remember that there are kids, bicycles and folks walking dogs around Timberfield. There have been concerns expressed about some of the younger driver’s speed in the subdivision, so a reminder never hurts.

Replacement of Mailboxes:

Please note that all mailboxes and posts are to be uniform in appearance, location and style. Mailboxes that do not have doors or weathered paint it shall be replaced. For a new mailbox or post, please contact Otto’s Parking Marking in Greenwood and let them know the mailbox is for Timberfield so the appropriate shade of beige is ordered. Enforcement of the Covenants:

Timberfield has restrictive covenants that clearly state owners are to maintain their property in order to preserve the real estate values and the aesthetics of the subdivision. The HOA board intends to take a proactive stance with enforcement of the covenants. So that everyone is aware of the expectations, please note that the covenants are posted to the website.

Board Member:

The HOA board consists of your neighbors who volunteer their time for the good of the subdivision. We have an open position and anyone who is interested should email one of the current board members.
